About Us

Equity Plus Properties Management is a Family owned company. Started in 1994 the business has successfully grown throughout the Muskoka area.

Part of the growth has been to expand and join forces with KLS Property Management. Together we have a mix of over 300 residential and commercial tenants.

Between Sandy and Kim they take care of all Landlord and tenant issues. They are both hands on. Kim brings to the table 15 years in the Real Estate (licenced)property management business. Sandy has 25 years in the property management business and a back ground in legal/office matters. Kim deals with all commercial tenants while Sandy deals with residential tenant issues.

We offer a wide range of management services and customize them to your specific needs. While some landlords require full time 24/7 management, others may need only the placement of a tenant. Some landlords wish to be hands on with their own repairs. Still others require some outside help.

All prospective tenants are required to complete a rental application in full. Once submitted, background checks are done. We are members of both Rent Check and TenChek . All prospective tenants must pass the credit check. Once this is done, further background checks are done as to the kind of person they are, proof of current income and how well they treat their current home.

As per the Province of Ontario Legislation, all Landlords in the Province of Ontario must now use a standard tenant lease. While this is uniform and applies to all tenants in general it may not cover issues that are specific to your property. We add a “Schedule A’ to the lease which covers issues not in the lease. This could be items like – septic beds, wells, grass cutting.

As part of our management of the property, annual rent increases are issued. Should the need arise we also issue N4 – non payment of rent, N5 – bad behavior and so on. All forms are taken from the Board web site and meet all requirements of the Act.

Every effort is made to follow the legislation that makes up the Residential Tenancies Act and any amendments that are issued. – Landlord and Tenant Board

We are proud to have on our staff a licensed Paralegal. Mike is here to help both Kim and Sandy with day to day issues that arise. He is also available for consultation with landlords. Mike is our legal strength should we need to appear at a hearing with a tenant.

Kim is a licensed Real Estate Agent and as such has a great deal of knowledge with respect to evaluation of properties for the purpose of being a rental unit and what income might be obtained. A site visit is always our first step when taking on any new property. We also offer Pre-Purchase inspections to those who are interested in becoming landlords and investing in a rental property. While we are not house inspectors, we do look for issues that could be a liability to a landlord. Swimming pools, swing sets, hand rails on stairs just to name a few things.

As each contract is unique to each landlord the cost of our service varies.

All contracts are based on a percentage of the gross expected annual rent. The percentage is determined at our first meeting at the property.

We promise to do our job to the best of our ability and in most cases, we go above and beyond your expectations. We can not however place a guarantee on human behavior. While every effort is made to find the perfect tenant(s) for you, there is that human factor we have no control over.

Our contracts are a standard two (2) years in length. The contact can be renewed at that time or terminated depending on the situation. We do not deal with short term rentals or cottages.

Kim and Sandy are on call 24/7 and are available to both landlords and tenants on weekends by appointment.
